EASY GUIDE TO HOME BUILDING

Step 1 – House and Land Selection (APPROX. TIME)
NOW!!
• Inspect our catalogue and peruse our range of designs.
• Discuss your requirements and preferences with our friendly office staff.
• When a design is selected we will inspect the site check if it is suitable for your land.
• We can now prepare a Preliminary Estimate including all modifications and requested variations.
Step 2 – Decision to accept Quotation and Plan preparation

3 - 4 Weeks
We can now present you with an estimate from our Office.
• On acceptance of the estimate it will then be necessary to prepare the house plans. This will require a prepayment for the costs of the preparation of plans and a Preparation of Plans agreement will need to be signed.
• At this point a soil test/engineers report should be carried out and a contour plan/feature survey. This information is necessary to allow the builder to accurately cost the site preparation and the foundations required.
• When plans are completed, we will mail out to you to check and are requested to be returned with any adjustments.
• The plans are then finalised and you are given a copy for yourself and a copy for your Finance Approval.
• At this stage the final quotation is prepared for your approval.
Step 3 – Contract Documents and Council Building Approval

1 Week with Council approval varying from 4 – 10 weeks on average
A contract is now prepared for your approval and signing.
Westeel Homes has to have proof of land ownership, finance approval, and a start letter from your Lending Authority. Alternatively, self funded contracts require a current bank statement.
This detail will need to be presented at the signing of the contract.
• The deposit on the contract is also paid on this day.
• An application for home owners warranty insurance is requested and can take up to 10 working days to be issued. Both the home owner and the builder received an original copy in the mail directly
• Once this is received the building application is prepared and lodged with Council for approval.This can take from two weeks to six weeks depending on council requirements, difficulty of site etc.
Step 4 – Colour Selection/Finishes

6 Weeks
• Whilst your plans are in Council you will need to select colours and finishes for your new house.
• Our colour consultant will be available to assist you.

 
Any changes to the specification from this point on will incur a Variation Request form to be completed and authorised before any changes or variation can occur.

Step 5 - House Construction

8 to 10 Months from Council Approval (depending on house size and location) 26 - 40 Weeks

• Construction begins approximately 10 days after council approved plans are received.
• Progress Payments will then be due at the following stages:
    1. Floor slab
    2. Steel frame delivered to site
    3. Lock-up
    4. First fix
    5. Completion
• You will be able to liaise with the supervisor who can keep you infromed on progress and discuss any issues which concern you.

Step 6 – Handover – Completion
When construction is complete, the house cleaned and the Council certificates received you will be asked to inspect your new home with the supervisor. Once the home meets your approval we will give you the final invoice for payment. Once the cleared funds are receipted, Westeel Homes will meet you at your new home to present you with your keys and an information pack about your house.
Please note until full payment of the lump sum contract amount and any requested variations are paid in full the dwelling cannot be accessed by the home owner.
Step 7 – Warranty
• Your Westeel Homes has a 4 month maintenance period and a 7 year structural warranty.
Maintenance on the home must be requested in writing within the first four month period from handover and maintenance will be carried out on weekdays only, between 7.30am and 5.30pm.
